Be sure that you take full advantage on your home’s appearance.  Freshen up the interior with a new coat of
paint in areas that need it.  Have your carpets cleaned.  Be sure that closets are not loaded to the ceiling
with STUFF! Clean them out. Beds should be made and toys put away. The home should look lived in but not messy
or disorganized.  Clean your appliances, especially if they are staying with the property.  Pull back heavy drapes
and open blinds to let the sun in and brighten your home.

Clean out your garage and storage areas so prospects can appreciate the space.

Curb appeal is MOST IMPORTANT !  If it doesn’t look well kept
from the outside, prospects will assume that it may not be well
kept on the inside.  Be sure lawn is cut and watered, shrubs
trimmed and trash cans put away.


When your home is going to be shown, if possible, bake something to give the house a
homey feel.  Another tip is to turn on a burner on the stove and drop a few drops of vanilla on
it. Same effect, less time!

property.

Choosing an agent:

Most agents will provide you with a Competitive Market Analysis (CMA).  These reflect how your property stacks up against other properties that have Sold, are For Sale now and listings that
have Expired in the MLS. These did not sell after a reasonable period of time, usually because of price or lack of marketing.

If two or more agents come within a few thousand dollars, that is most likely where your listing price should be set.  BEWARE: Some agents buy listings. They do so by showing you a price you already have in mind or you are asking
as a FSBO.  Not the way to go.

Brokerage Fees:  

Brokerage fees or commissions are, by law, negotiable.

 There are discount brokers that take listings at a low percentage, however, you do all
the legwork. Many of them REQUIRE that you use their Title company, Mortgage company and pay
for a home warranty plus other fees. So in they end they are not discounting too much except the
initial brokerage fee. They make up for it on the other end.

I am a full service agent;  I am NOT a discount broker.  In the state of Florida, I
am considered a Transaction Broker, as I am able to work with both Buyers and
Sellers within the same transaction.

I am not a believer of collecting a fee from the seller, for example, to place the property being
offered into the Multiple Listing Service for a flat fee or for 1 or 2%.  Asking the seller do all the
work and carry the burden of the expenses for advertising, signs, Open Houses, brochures / flyers
and negotiating with other agents for a fee or buyers directly. To me this is a great
disservice to the seller and unprofessional. Not to mention the time you are stuck at home
waiting for someone who might not show, may not be financially qualified or even worse,
someone who might be casing your property to see what you may have that they may want.

If you hire an agent he or she should EARN THEIR FEE! Actually, over 90% of
“For Sale By Owners”
end up using an agent and usually end up getting more for their property than they would if they sold it themselves. Over 87% of prospective home buyers will search the Internet before they call a Realtor.
If your property is not listed on the internet, or is limited to one site, then you are missing out on 100's of potential buyers to view your property. Our website is available to buyers and Realtors from all over the Country. The first 30 to 60 days are the most crucial, when prospects and agents see it for the first time. Don’t miss that opportunity.

taking into account current market conditions.  We want it priced to sell; and we want it priced to
appraise
.  A lender will not loan more than what the appraisal comes in at.
